Property overview
The working details.
Location & terrain
The ranch lies approximately eight miles west of Lakeview, Oregon, near the corners of Southern Oregon, Northern California, and Northwestern Nevada, and approximately 90 miles east of Klamath Falls. Terrain ranges from relatively flat meadows to rolling and moderate slopes at approximately 4,800 to 4,900 feet in elevation.
Land & crops
Approximately 200 acres are in native sub-irrigated pasture, with another roughly 200 acres considered farmable. Owners have grown alfalfa and grain for hay, and rye grass and triticale hay have both produced good tonnage. Two ten-acre view lots on the northwest corner overlook the Warner Mountains, Goose Lake, the ranch, and surrounding country. The ranch supports approximately 120 pair during the season.
Water
The ranch includes 221 acres of water rights served by an approximately 710-foot warm-water well that artesians approximately 60 GPM. New bowls were set at approximately 310 feet, and a new electrical panel and 150 HP motor were installed in 2015; the well was cleaned in 2017 and currently produces approximately 1,000 GPM. A Valley center pivot installed in 2008 serves approximately 160 acres. Headquarters has a separate domestic well and pressure system. The permitted 14-acre 'Louie's Pond' reservoir holds approximately 36 acre-feet.
Improvements
The ranch is fenced and cross-fenced with pipe shipping pens, crowd alleys, a squeeze chute, six sub-irrigated pastures, and five dry-field pastures. Improvements include a hay barn with approximately 600-ton capacity, a Quonset-style shop with concrete floor and 220 power, and a 2023 two-bedroom, two-bath bunkhouse with a large deck overlooking the ranch and Warner Mountains.
Recreation & wildlife
Mule deer, ducks, geese, quail, antelope, and occasional elk frequent the area. Two landowner deer tags are available. The surrounding region is known for hunting and fishing, with Warner Canyon skiing approximately 30 minutes away.
